CRCD Real Estate – CRCD Partners LLC “Changing Lives, One Home at a Time”
In 2007 CRCD began collaborating with partners to develop affordable and permanent supportive housing with on-site support services for transition-age youth, families, Veterans experiencing homelessness, and other low-income residents. We currently own and operate 14 developments with 464 units of affordable and permanent supportive housing with another 1,170+ in development. These units represent a combined investment of $160 million in South LA housing and real estate, with another $665 million in predevelopment. CRCD also operates a commercial space for our social enterprise, and a drop-in center for homeless youth, Ruth’s Place.
Many of our real estate projects also provide job skill and leadership development opportunities for young people in CRCD’s youth programs. Some of our program graduates now live in affordable units that they helped to rehabilitate. Interweaving services, neighborhood-level economic development, and affordable housing with strong partnerships is how CRCD keeps “Changing lives and Building Neighborhoods Responsibly.”
CRCD’s housing projects are collaborative efforts with multiple community partners who believe in high-quality, affordable housing for vulnerable populations. A few of our real estate partners include Little Tokyo Service Center, Clifford Beers Housing, and Thomas Safran & Associates. Three of our housing complexes are historic buildings listed on the National Register of Historic Places:
- Historic Dunbar Hotel, built in 1928 by John and Vada Somerville (now co-owned by CRCD and Thomas Safran & Associates), provides affordable housing to elders in the community. The Dunbar Hotel and surrounding Sommerville apartment buildings, create the Dunbar Village, providing 83 units of affordable housing to seniors, and families in the community. Commercial space was provided on the ground floor of Dunbar Hotel to attract community-serving businesses that are dedicated to the revitalization of South Los Angeles.
- Historic 28th Street YMCA, designed in 1926 by architect Paul R. Williams (now co-owned by CRCD and Clifford Beers Housing), is a mixed use project providing 49 units of permanent supportive housing to transition age youth. CRCD youth helped to assist with the construction of the 28th Street Apartments and some live in the units for transition age youth. The ground floor of the Historic YMCA serves as the hub of CRCD youth programs and houses the VCN YouthSource Center.
- Historic Lincoln Theater, built in 1927 by architect John Paxton Perrine, CRCD acquired the Historic Lincoln Theater in 2020 with plans to restore the original theater for the South LA community and build 72 units of affordable housing and permanent supportive housing built on the adjacent lot.
